The intersection of Fairview Avenue and 2nd Street is a prominent corner in what Downers Grove calls its second downtown, and for far too long, the northeast corner has been a neglected site. Once a small gas station and auto repair shop, the building now sits vacant and in disrepair while weeds fill the cracks in the unkempt pavement. For years, the Village of Downers Grove has sought to make this site one that would spur revitalization of the Fairview Business Corridor. When Ross Builders of Hinsdale came to us with the idea of putting up a multi-family development, Studio21 Architects set to work designing the new Fairview Station Flats. This development would be the catalyst that the Village envisioned.
Craig Ross of Ross Builders had a vision for what he hoped to accomplish on the site, and it was up to us to make that vision come to life. The small site came with its own set of challenges. We were tasked to create the right mix of residential units and parking spaces needed for a successful development. With careful planning and laying out numerous different ideas, we came upon the right balance. The plans provide 18 two bedroom apartments each with 2 assigned parking spaces and room for additional guest parking.
Site Plan▲The proposed building is a contemporary 3-story walk-up that will bring enhanced housing density to this secondary downtown district of Downers Grove. The development will bring new housing to the area that should attract young professionals looking to maintain the urban lifestyle in a suburban setting, while also being a wonderful option for empty nesters looking to downsize in a great suburb.
The ground floor of the building will provide 4 two bedroom units that will meet all of the requirements for accessible living. It will be great for all ages and features 12 indoor parking spaces. Two unique corner units on the ground level will have direct access between their private garage space and the residential unit, a feature not available in most apartment style living. Each ground floor unit will have an outdoor patio fenced in by decorative black aluminum fence that will serve as a boundary between private residence space and public way. The second and third floors will consist of seven units, each of which are two bedroom units as well. Each unit will have a private outdoor balcony which is inset into the shape the of building.

Each unit in the building will have their own utility room complete with a furnace, water heater, and in-unit laundry. The units offer open concept living with contemporary kitchen layouts including island counters and seating.
The exterior of the building is unique as well. It will have the feel of a contemporary urban block of multiple narrow buildings as the long façade is divided up by a combination of inset balconies and the use of different materials and colors. The building will be street oriented with parking in the rear so that future development along Fairview continues to create the urban, downtown aesthetic.
